IMPORTANT NOTICE
DepositBack is NOT a law firm. The information and documents provided by DepositBack are for information purposes only and do not constitute legal advice.
What This Service Is
DepositBack is a document generation and information tool. We:
- Generate professional documents based on standard England & Wales tenancy deposit law (Housing Act 2004, sections 212-215)
- Provide checklists and templates to help you organise your evidence
- Offer step-by-step guidance on the deposit dispute process
- Help you understand your rights as a tenant under the law as it stands at the time of publication
What This Service Is NOT
DepositBack does NOT:
- Provide legal advice, legal opinions, or legal representation of any kind
- Operate as a law firm, solicitor service, or claims management company
- Represent you in court, tribunal, or any formal proceedings
- Guarantee any particular outcome in your dispute
- Replace consultation with a qualified solicitor or legal adviser
- Act as a regulated financial or legal service under the Financial Conduct Authority or Solicitors Regulation Authority
No Guarantee of Success
While DepositBack helps you present your case in the strongest possible way, we make no representation, warranty, or guarantee — express or implied — that you will win your dispute, recover any specific amount, or achieve any particular outcome. Deposit disputes are fact-specific. Outcomes depend on numerous factors including your specific circumstances, the evidence available, the conduct of your landlord, the rules of your deposit protection scheme, and the judgment of an adjudicator or court. Past performance statistics cited on this website do not predict future results for any individual case.
Document Quality Guarantee
Our Document Quality Guarantee covers the accuracy and personalisation of the documents we generate. If your documents contain factual errors based on the information you provided, or are not properly tailored to your specific situation as described in your questionnaire answers, we will either correct the documents or provide a full refund. This guarantee covers the quality of our document generation service — not the outcome of your dispute. To make a claim, contact us within 30 days of purchase.
Consumer Rights Act 2015
Under the Consumer Rights Act 2015, digital content must be of satisfactory quality, fit for a particular purpose, and as described. Our Document Quality Guarantee operates in addition to (and does not affect) your statutory rights under the Consumer Rights Act 2015. Nothing in this disclaimer excludes or limits our liability for death or personal injury caused by our negligence, fraud or fraudulent misrepresentation, or any other liability that cannot be excluded or limited by English law.
When You Should Consult a Solicitor
We strongly recommend you consult a qualified solicitor if:
- Your dispute involves complex legal issues or multiple parties
- Your landlord has taken or threatened legal action against you
- You need representation in court or before a tribunal
- You are unsure whether you have a valid claim
- The amount in dispute exceeds the small claims track limit (currently £10,000)
- Your deposit was never protected and you are considering a court claim for compensation
- You are facing eviction or possession proceedings
Free legal advice may be available from Citizens Advice, Shelter, your local law centre, or a solicitor offering a free initial consultation.

We make reasonable efforts to keep information on DepositBack current and accurate as of the date of publication. However, tenancy law, case law, and deposit scheme rules change over time. We cannot guarantee that all information remains correct or current. The information on this website reflects the law in England and Wales only and does not apply to Scotland, Northern Ireland, or any other jurisdiction. You should verify important information with official sources including:

Limitation of Liability
To the maximum extent permitted by applicable law:
- DepositBack shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising out of or in connection with your use of our service.
- Our total aggregate liability for any claim arising from or related to our service shall not exceed the amount you paid for the specific product giving rise to the claim.
- We shall not be liable for any loss arising from your failure to verify document accuracy before use, or from using our documents in circumstances they were not designed for.
- We shall not be liable for any loss caused by the actions or inactions of third parties, including your landlord, letting agent, deposit protection scheme, or any court or tribunal.
Nothing in these terms excludes or limits our liability for death or personal injury caused by our negligence, fraud or fraudulent misrepresentation, or any other liability that cannot be excluded or limited under English law. Your statutory rights under the Consumer Rights Act 2015 are not affected.
Dispute Resolution
This service helps you prepare to dispute your deposit through official channels: first via a demand letter to your landlord, and then through your deposit protection scheme's formal alternative dispute resolution (ADR) process if necessary. We do not adjudicate disputes or make binding decisions. Only the deposit protection scheme's adjudicator or a court of competent jurisdiction has authority to make binding decisions on deposit disputes.
Your Responsibility
By using DepositBack, you accept responsibility for: reviewing all documents and information we provide before using them; verifying their accuracy and appropriateness to your specific situation; ensuring all information you provide to us is accurate and complete; meeting any applicable time limits or deadlines for your dispute; and seeking independent professional legal advice where necessary. We generate documents based on what you tell us — if you provide inaccurate or incomplete information, the documents may not reflect your situation correctly.
Governing Law
This disclaimer and your use of DepositBack are governed by and construed in accordance with the laws of England and Wales. Any disputes arising from your use of DepositBack shall be subject to the exclusive jurisdiction of the courts of England and Wales.
If you do not agree with these limitations and disclaimers, do not use DepositBack. Consider consulting a solicitor for legal guidance on your specific situation. Free legal help may be available from Citizens Advice or Shelter.
